Extending your home is a great way to get the extra space you need without moving.  Maybe you're thinking of enlarging your kitchen; or adding a breakfast room; or a utility room; or maybe you have the opportunity of extending at both ground and first floor level to provide additional bedrooms or an en-suite, perhaps. Extending your home is usually regulated by the City By-Laws and you may need a Building Permit. I can advise you on the best options available.
I will provide you with detailed construction and presentation drawings so you know what your new house may look like.

I will prepare a Renovation Report and feasibility study  that will answer all your questions. I will also include my opinion on probable construction costs. This way you will have all the information you need before you commit to the full design and building permit drawings

I will need to take measurements of your house, photo's etc. so I can prepare the necessary sketches and drawings. I'll have to measure your house and the backyard or your basement. I'll need to assess the distance, height and orientation of your house with your property lines. In some cases you may need to have a professional survey done and I will advice you if that is necessary .
New attached and detached garages, decks, patios and balcony require Building Permit. I will design and draw detailed drawings that include site plan, floor plan, sections and elevations of your house with a new, added deck or garage to make sure that new addition complies with the Building Code and Zoning By-Laws.

Typical set of design and building permit drawings for a new house or renovation consists of site plan, floor plans, elevations, sections and details. When you renovate, you blend - in new elements with your existing home and create a "new" house. Full documentation is required for both; a new home and renovation or addition.
